Workflow with the Agent: What to know?

When I started to provide Real Estate Agent service, first I did I analyzed my experience buying my flat and house when I faced with different issues and points:

  • Lack of attention to my needs → I saw so many options but only few of them were in line with my requirements. They just showed me all the available options they wanted to sell as soon as possible and wasted my time. So at the end I made independent search and purchases. But the agents somehow got their Agency fee anyway from landlords..
  • No options shared in advance → Most of the time I got the photos of one property into messengers and price without desorption and clear location telling only the neighborhood. I did not have the possibility to compare, review and discuss the options.
  • One flat is sold by several agents →Sometimes flat status is not updated, and agents use it as a trap for buyers. We try to deal directly with the landlords to avoid middle man services which increase the property cost. If we still see a great deal via a Real Estate agent – you will see this info inside the file for our discussion.
  • They did not represent my interests → The mechanism that works nowadays is that agents take 5-10% commission from the landlords, therefore, in most cases they do not try to negotiate and get best out of the deal for you as their customer. We do not take commission from the landlords. We will charge you for our services and make sure to negotiate and make the best deal for you.

So, all above points helped me to build a proper process. Nowadays it is always under revision and improvement in line with your feedbacks and expectations:

  1.  Special questionnaire will be shared with you to fill in, so I am aware, and we are fully aligned about your needs and interests from the beginning.
  2.  First options will be shared in a Google Spreadsheet with detailed flats description, pictures and location at the map
  3.  We discuss your first impression and plan the visits to the properties you like the most. This step is very important as sometimes the checklist will have new points or maybe some points will be eliminated
  4. You are not in Georgia? I will visit the properties by myself sending you the videos and photos from the slots.
  5. New and new options will be provided for you until we find a perfect match for you. We used up-to 5 online platforms and networks to search the properties monitoring the hottest deals of the week.
  6. As the final stage, we do help you to prepare all kinds of documentation for property registration. The process and procedure are very simple and described in our blog here.
